COCOA BEACH – Flavia Barrial, a native of Brazil, came to the United States sixteen-years-ago and has worked hard in the State of Florida to achieve her goals. Eight-years-ago, she began her solid career as a real estate agent, cultivating a strong clientele-base through excellent service.
When she started in the world of real estate in 2012, the market was emerging from the great housing crisis of the 2007-2008 recession; inventory was low, interest rates were falling, and the market was heating up. Houses began to sell rapidly.
“I remember that most homes for sale at that time were bank owned and short-sold unlike today. Currently, most are standard sales and more than 40% of Americans have equity in their homes. According to Frank Nothaft, Corelogic’s chief economist, the average family with a mortgage had a profit of $ 7,300 in the last year, and a total of $ 177,000 in wealth with a mortgage guarantee,” Barrial said.
In her role as a real estate agent, she stresses that now is the time to sell, especially if sellers are looking to buy another property. She also adds that interest rates are low, so a more expensive home would be more affordable that way.
“We have little inventory of houses in Brevard as they are quickly sold due to many people moving here for work offered by NASA, Blue Origin, Harris Corporation, Northrop Grumman Group, Embraer, among others. There are also people who want to get away from the high-income state taxes found in places like New York and California and who want to retire in Florida,” she added.
Barrial says real estate is one of the most solid investments that anyone can have at this time.
“Many investors lost about 30% of their portfolio in the stock market but those who have invested in real estate saw an appreciation for the past 8 consecutive years,” she said.
She obtained her real estate license eight years ago after migrating from Brazil in 2004. She came to the United States on vacation to visit her mother after graduating from college in her native Brazil with a degree in Marketing and Public Relations. After meeting her current husband here in Florida, she never went back.
She emphasizes her real estate career naturally blends well with her personality. She feels her purpose is to help people achieve their goals and dreams.
“I love helping people progress in their lives. Whether it’s a first-time home buyer, who no longer wants to spend money on rent, or helping a growing family that needs a bigger house; whatever the situation maybe, it’s special because I can guide them through the process,” Barrial said. “My goal is to negotiate the best deal I can for my clients and seeing their smile at the closing table, makes me happy.”
Barrial said, her ability to negotiate is what makes her stand out from other professionals in the area. She practically breathes real estate 24 hours a day and does it out of passion. This is why she has earned the title as one of the best-selling agents of Brevard through Denovo Realty.
“When I drive, I like to listen to podcasts or real estate books. I always work on the weekends and am available at any time to answer calls and text messages; not everyone is willing to do that, but overall, we have a large group of real estate agents in the county,” she said.
Barrial is currently leading the sale of the most exclusive penthouse in Cocoa Beach: The Penthouse Villa Verde. This is a unique property that offers a luxurious lifestyle where, people can enjoy panoramic day and night views of the Banana River and the Atlantic Ocean on their own private island in the sky.
“The Villa Verde penthouse is ideal for a client who values privacy and exclusivity above anything else, offering not only a solid investment but a true legacy,” said Barrial. “Words fall short when describing the greatness of the breathtaking views with stunning sunsets over the Banana River and sunrises over the Atlantic Ocean.”
The property boasts a spacious and luxurious 10,003 square feet floor plan with 5 bedrooms, 4 full baths and 2 half baths and A / C. It also has countless custom features including its own private elevator that opens directly into the attic, a ceiling height over 11 feet, 2 beautiful dens, large office / library, formal living and dining rooms, over 1,000 bottles in an air-conditioned cellar, a 3-tier home theater room with an 135 inch projection screen, a 6 car airconditioned garage, and more.
The elegant master suite is also 1,430 square feet with large walk-in closets. Barrial said, the master bathroom feels like a wonderful spa with a hot tub and sauna. It separates vanity areas, as well as water closets and stunning views of the water.
With 2,278 square feet of wrap-around balconies, a balcony with a river view, along with a separate balcony with panoramic views of the ocean and the Banana River, The Villa Verde penthouse represents the definition of luxury beachside living.
The upscale kitchen is designed with great attention to detail in a simple but sophisticated range of amenities including Miele natural gas appliances; a huge Sub-Zero refrigerator and freezer, trash compactor, microwave with built-in drawer, two dishwashers, double ovens, and built-in fryers. It also has a custom game room that features a large bar, pool table and dart board, a private 11-seat reclining theater room, and a bar with 3 stools.
